The Ultimate Guide to Buying Luxury Real Estate in Los Cabos (2026)

Everything $1M+ buyers need to know about the market, the communities, and the process - from The Terry Team, powered by Windermere Los Cabos. "Luxury is more than a residence."

Los Cabos' luxury market just had its strongest year in over a decade. In 2025, the region recorded $1.59 billion in total real estate sales, a 12 increase year-over-year, and properties priced above $1 million accounted for roughly 80 of total dollar volume in the most recent reporting quarter. If you're considering a purchase above the $1 million mark - whether a Pedregal cliffside estate, a Diamante fairway villa, or a Querencia family compound - this guide is built to answer the questions you actually have, in the order you'll actually need them.

Why Los Cabos' $1M+ Market Is Different in 2026

The short answer: scarcity is protecting luxury values even as the broader market recalibrates. Los Cabos real estate in 2026 is best understood as three distinct markets moving at different speeds, not one market moving together.

The luxury tier (roughly $1M and above) remains structurally stable. Buildable oceanfront and ocean-view land in the established corridor communities is finite, and construction/replacement costs alone now anchor pricing at $500 to $1,000+ per square foot in the top communities. That scarcity is showing up at the very top of the market: sales above $10 million jumped from a single transaction in the first quarter of the year to nine transactions totaling over $160 million in the following quarter alone.

The mid-market ($500K-$1.5M condos) is seeing more inventory and more negotiating room. This is good news if your search includes turn-key condos in this range - you have more leverage than buyers did two years ago.

Geographically, San José del Cabo is leading growth. It captured the largest share of 2025 sales volume (over $711 million), ahead of Cabo San Lucas ($374 million) and the Pacific Coast corridor ($277 million), driven by continued infrastructure investment and its slightly lower entry point relative to the Cabo San Lucas corridor.

The takeaway for a $1M+ buyer: you're not trying to time a dip. You're trying to secure a scarce asset in a market where the right property - not the right month - is the real variable.

The Communities Defining Cabo's $1M+ Market

Not every luxury buyer wants the same thing. Here's how the top communities differ, so you can narrow your search before you ever get on a plane.

Pedregal

Cabo San Lucas' original hillside enclave, carved into the cliffs above the Pacific with sweeping views of the Land's End arch. Pedregal appeals to buyers who want walkability to the marina and downtown energy balanced against a private, gated, guard-staffed community. Expect a mix of legacy villas and fully modernized estates.

Diamante

Home to two of the world's top-ranked golf courses (Tiger Woods' Diamante and Davis Love III's Dunes Course), Diamante on the Pacific side draws buyers who want dramatic dune-and-ocean topography, resort-caliber amenities, and a newer development cycle with more contemporary architecture.

Querencia

An established, family-oriented private club community on the Sea of Cortez side, built around a Tom Fazio golf course and a full slate of wellness and social amenities. Querencia tends to attract buyers thinking multi-generational or long-term primary residence rather than a purely seasonal property.

Palmilla

One of the original master-planned luxury communities in the corridor, anchored by the One&Only Palmilla resort. Palmilla suits buyers who want resort infrastructure, a protected swimmable beach, and long-standing resale liquidity.

Chileno Bay & Quivira

Chileno Bay pairs a Auberge-managed beach club with one of the corridor's few truly swimmable beaches; Quivira, on the Pacific side near Land's End, offers dramatic oceanfront golf and newer high-rise and villa product. Both suit buyers prioritizing branded-resort services alongside ownership.

Puerto Los Cabos & Cabo del Sol

Puerto Los Cabos, on the San José side, combines a working marina, golf, and lower entry prices than the Cabo San Lucas corridor - consistent with San José's broader growth story this year. Cabo del Sol, closer to the middle of the corridor, offers established golf and beach-club access with strong long-term rental demand.

Buying as a Foreign National: The Fideicomiso, Explained

Mexico's constitution restricts direct foreign ownership of land within 50 kilometers of the coastline - which covers essentially all of Los Cabos' luxury real estate. That does not mean foreigners can't own beachfront property. It means they own it through a fideicomiso, a bank trust that gives the foreign buyer all the rights of ownership - to occupy, lease, sell, renovate, and pass the property to heirs - while a Mexican bank holds legal title as trustee.

In practice, the process looks like this:

Offer and closing agreement. Once terms are agreed, a Mexican real estate attorney or notary (notario público) is engaged to handle the transaction.

Trust application. The buyer applies for a permit from Mexico's Ministry of Foreign Affairs (SRE) to establish the fideicomiso; this typically takes a few weeks.

Bank trustee setup. A Mexican bank is named trustee and holds title on the buyer's behalf under a renewable 50-year trust, renewable indefinitely.

Closing. The notario public formalizes the transfer, registers it with the Public Registry of Property, and the buyer receives full beneficiary rights under the trust.

Closing costs in Mexico are typically higher than in the U.S. - commonly cited in the 5-7 range of the purchase price, covering acquisition tax, notary fees, trust setup and annual bank fees, and registration. Your agent and closing attorney should walk through the exact figure for your specific transaction before you're under contract.

Is Los Cabos Still a Good Investment in 2026?

For the $1M+ segment specifically, the case remains strong for three reasons that go beyond simple appreciation: continued scarcity of buildable oceanfront land in the established corridor, sustained tourism demand supporting short-term rental income for owners who choose to lease part-time, and continued infrastructure investment - new roads, hospital expansion, and airport capacity - concentrated in San José del Cabo. None of that guarantees short-term price movement, and buyers should treat any real estate purchase as a long-term decision, not a trade. But the structural demand drivers behind Los Cabos' luxury tier are not showing signs of softening.

Frequently Asked Questions

Can foreigners own beachfront property in Los Cabos?

Yes. Foreign buyers cannot hold direct title within 50 kilometers of the coastline, but they can own property through a fideicomiso - a Mexican bank trust that grants full ownership rights (use, lease, sale, inheritance) while the bank holds legal title as trustee. It's a standard, well-established structure used by the large majority of foreign buyers in Los Cabos.

What is a fideicomiso?

A fideicomiso is a renewable 50-year bank trust that allows a non-Mexican citizen to purchase restricted-zone property (including all coastal Los Cabos real estate). The buyer is the trust's beneficiary with full rights to occupy, rent, sell, or will the property to heirs.

How much does a luxury home cost in Los Cabos?

Replacement and land-scarcity costs put most luxury communities at roughly $500 to $1,000+ per square foot, with ultra-luxury transactions above $10 million becoming markedly more common in 2026 - nine such sales closed in a single recent quarter, compared with one in the prior quarter. Entry-level luxury (roughly $1M-$2M) is available in condo and villa product in communities like Puerto Los Cabos and parts of Cabo del Sol; estate-level pricing in Pedregal, Diamante, Querencia, and Chileno Bay typically starts well above that.

Which Los Cabos community is best for a $1M+ buyer?

It depends on lifestyle priorities more than budget. Pedregal suits buyers who want walkable proximity to the marina and downtown; Diamante and Quivira suit golf- and dune-view-focused buyers on the Pacific side; Querencia and Palmilla suit buyers prioritizing family amenities and long-term residence; Puerto Los Cabos and Cabo del Sol offer a lower entry point with strong rental fundamentals.

What are closing costs when buying property in Los Cabos?

Budget approximately 5-7 of the purchase price for closing costs, which typically include acquisition tax, notary and legal fees, fideicomiso setup and annual trustee fees, and property registration. Your closing attorney will confirm exact costs before you sign a purchase agreement.

Is now a good time to buy luxury real estate in Los Cabos?

For buyers focused on the $1M+ tier, timing the market matters less than securing the right property - inventory in the top communities is scarce and does not sit long. Buyers with more flexibility in the $500K-$1.5M condo range currently have more negotiating leverage than in prior years, as inventory in that segment has grown.

The Cabo Life

The Cabo Life

Some things need to be experienced to be understood, and Cabo is one of those things. The first thing you notice when you visit Cabo San Lucas are the resorts. The variety and locality of the resorts is impressive and definitely make the Cabo region of the Baja peninsula a remarkable tourist destination.

Robin and I have visited Cabo as tourists. We sunned on the stunning beaches, and breathed the warm air. But there was always something missing from the tourist experience. Real connection. Yes, the concierge, and hotel employees in general get to know you over time. They call you by your name and ask how your day is going and those are nice touches, but they only hint at the full lifestyle experience.

There are beach resort communities all over Mexico. They all have their own personality. For some, downtown Cabo is like the Las Vegas Strip. Spring breakers might be on some kind of epic bender there and nobody is going to stop that, but that isn’t Cabo. Yes, you can partake in that if the mood strikes, but most of the time life in Cabo takes on a more relaxed pace.

There are dozens of gorgeous beaches, all well maintained. Some days, you might be the only persons on the beach. Some of the best days are the ones that begin at the beach and end with a slow drive home. There is something about sitting quietly on a beach with perhaps seven or eight other humans on it, listening to the waves crash and then going for a swim. Whatever stress you might have felt drifts away into the sea. Perhaps it washes ashore somewhere else as a loud thud followed by a soft hiss. Some folks on the other side of the planet hear the wave that carried your stress across the Pacific and experience a brief moment of bliss. You’re welcome stranger.

After the beach, is the ride home. Windows down. Beach playlist on. Traffic doesn’t matter. Noisy tourists don’t matter. Downtown becomes a blur of food and color and exuberance that while exciting, never penetrates the protective shell of salt water and leftover beach sand that guards your serenity like an ancient dragon guards a castle.

You stop for tacos at some colorful open air taco stand. Tacos turn into margaritas. People you know show up. Margaritas turn into beers. Laughter and joviality come next followed by transcendent bliss. The sand remains stuck to you and you don’t care that your hair is still riddled with the salty remains of the sea. In fact, you embrace it. You long to hold onto it forever even though you know you will want a shower once you return home.

From a distance the city glows. It isn’t a city filled with skyscrapers or fancy structures, but rather homes. Dogs. Children. Families dancing and singing to traditional Mexican music. Sometimes you walk by these places and see a glimpse of joy twirling in the dust. Color and a haze of sand float away on a gentle wind moving according to the eclectic rhythms of tradition and trumpets.

Sometimes you get the sense that the whole place is being held together by chicken wire and rebar. But there is pride. There are small restaurants that look like nothing interesting from the outside but transport you to a tropical paradise once inside. This is pride, the good kind, not the kind that leads to ruin.

There is color everywhere. Pink, blue, yellow, orange, green, every conceivable color representing a vibrant history and culture. If the bright colors were to ever be painted over with black or bland colors, you’d still be able to see the bright colors through the darkness. You’d see it still on the faces of the locals as they tell you about their plans.

There is an industriousness to the people. There are poor people and they would very much like money, but they want to earn it. They will sell, they will create, they will aim to go beyond expectation. They do so not simply for money, but out of principal. Deep down, they know there is joy to be had in helping others even in the smallest of things. If you are offered something and reply with a friendly “no gracias,” they will try to make you laugh.

Cabo is home to Gringos from The United States and Canada. There is a Costco, that’s how you know the place is inhabited by folks from the North. We joke that the first thing everyone does when they arrive in Cabo is go to the Costco, but its existence points to something more.

The community is deeply integrated. The economy of the region does not simply orbit tourism, it orbits a complex social structure. Digital nomads, writers, retirees, and real estate agents alike somehow make a life in Cabo. It’s a small village that occasionally gets flooded with tourists. Tourism contributes greatly to the local economy. The bars and restaurants eagerly await the next cruise ship. Life sparks up into a hot rush of life and music and celebration. The tide goes out and with it the cruise ships and then there is calm. Locals occupy their favorite tables at their favorite restaurants once again. The town breathes like that.

Up the cape there are day trips. Whale sharks in La Paz. A thriving village filled with art and joy in Todos Santos. Margaritas on the beach in Cerritos. Head further up the cape to Cabo Pulmo or Los Barrilles and the world slows down. The universe doesn’t spin so fast out there. You drive for hours on rough sandy roads and find a place so far away from anything else you can’t imagine any other humans being nearby. But they are there, waiting to offer you a drink and perhaps a laugh.

THE BEST LIFE

Los Cabos is unlike any place on earth, thanks to a unique blend of beach, desert and mountain terrains, as well as the awe-inspiring abundance of marine life nurtured by the remarkable conditions at the confluence of the Pacific Ocean and Sea of Cortés.

As one might imagine, the views and vantages from this sun-kissed tropical paradise on the southernmost rim of the Baja California peninsula are indeed spectacular. But it’s not just the unusual and picturesque conjunctions of land and sea that make the place special, but the almost limitless opportunities for fun and adventure they open up.

How many places are there, after all, where you can you spend the morning fishing for marlin, play golf on one of the best courses in the world during the afternoon, dine barefoot on the beach with delicious local seafood prepared by a celebrated chef, then party into the wee hours pairing margaritas with live music and dancing?

In cape cities Cabo San Lucas and San José del Cabo, that’s a Tuesday.

Yes, Los Cabos is a place unlike any other, but it also offers lifestyle opportunities that simply don’t exist anywhere else.

Live the Beach Life in Los Cabos

The cape cities and their connecting 20-mile coastal corridor are home to dozens of beautiful beaches, from Blue Flag certified playas like Palmilla, Chileno and Santa María to surf meccas like Costa Azul, Acapulquito and Monumentos to party-friendly hotspots like Playa El Médano, the largest and most popular beach in Cabo San Lucas.

The area’s signature beach, however, is Playa del Amor (Lover’s Beach), a golden sand beauty at Land’s End that is only reachable via water-based transportation like pangas (water taxis).

Live a Life of Adventure in Los Cabos

Blue, black and striped marlin continue to be the most eagerly sought out prey among local anglers, although due to conservation concerns the local fleets promote catch and release policies with trophy billfish. Those desirous of the freshest of fresh local seafood can still get their hooks into delicious food fish like tuna, wahoo and dorado, however, and have it cooked to order by any local restaurant.

The fishing season is year-round, but the many tournaments for which the region is famed take place between June and early November. Bisbee’s is the most notable tournament promoter, hosting three in Los Cabos each year. The oldest of these, Bisbee’s Black & Blue marlin fishing tournament, is sometimes known as “The Super Bowl of Sportfishing” and “The World’s Richest Fishing Tournament”, monikers richly earned with over three decades of million dollars plus payouts.

Baja’s most famous event, however, remains the Baja 1000, a bruising off-road endurance race that’s sponsored each November by SCORE. The race’s history stretches back over 50 years, during which time it has been run by everyone from Formula One drivers to Hollywood movie stars like Paul Newman and Steve McQueen. Intrepid sorts with an itch to try off-road racing can do so with a variety of local companies, either in dune buggies or actual Baja 1000 style race cars.

Adrenaline-racing activities like bungee jumping, zip-lining and parasailing are also easily arranged in Los Cabos. Cabo Adventure offers the longest and fastest zip-line in Mexico in their mountainous course at Boca de Sierra, plus an array of rugged obstacle course style challenges. Wild Canyon, meanwhile, boasts an entire theme park at El Tule premised around bungee jumps, zip-lines and off-road thrills.

For a true once-in-a-lifetime adventure, however, visitors can dive one of the oldest and largest living coral reefs in North America at Cabo Pulmo on the municipality’s less-developed East Cape. Cabo Pulmo’s colorful reef is part of a protected marine sanctuary with the highest concentration of marine life in the Sea of Cortés. Offshore islands in the Revillagigedos chain offers even more amazing encounters with large pelagic creatures like great white sharks, but require week-long trips aboard boats like the Solmar V.

See the Biggest Show on Earth in Los Cabos

Whale watching is the most popular of Los Cabos’ many seasonal activities, as each year thousands of the world’s largest creatures migrate from their Arctic feeding grounds to breeding grounds in coves and inlets around Baja California Sur.

From mid-December to mid-March, whale watching cruises are offered by every major tour operator and cruising boat in Cabo San Lucas, with the water-based transportation options ranging from small and speedy Zodiac inflatables to enormous motorized catamarans.

One needn’t book a cruise to see some of the transiting cetaceans, however. They’re often visible from vacation villas, golf courses and beaches. Humpbacks are the most commonly sighted in Los Cabos and exhibit the most spectacular breaching behaviors.

Live the Luxe Life in Los Cabos

Seeking to evolve beyond its early reputation as sportfishing capital, Los Cabos began, in the early 1990s, to redefine itself as a beachfront luxury destination, complete with championship-level golf courses and world-class spas. Jack Nicklaus set the standard for the former with his early designs at Palmilla and Cabo del Sol, which he envisioned as “Palm Springs by the Sea” and the “Pebble Beach of Baja”, respectively. As of 2018, Nicklaus has designed six courses in the area, most recently a cliffside masterpiece at Quivira. Other legendary champions have since followed in his footsteps, including Tiger Woods, Greg Norman, Davis Love III and Fred Couples.

There are currently 16 operational courses, with as many as four more slated to open by 2020. Publicly playable layouts include Palmilla, Cabo del Sol (Ocean and Desert Courses), Cabo San Lucas Country Club, Vidanta and Questro (Puerto Los Cabos, Campestre and Cabo Real). Quivira, Chileno Bay, Twin Dolphin and Diamante (Dunes, El Cardonal and Oasis) are playable by guests at select resorts. Eldorado and Querencia are strictly private.

Since the 1990s every new beachfront resort has also come complete with its own pampering spa, and the trend has proliferated to the point that privately-operated spas may be found on virtually every downtown block in Cabo San Lucas.

Los Cabos now dominates rankings of the best spas in Latin America, and many of its finest wellness centers showcase their own unique treatments, from wine-based vinotherapy at Grand Fiesta Americana’s SOMMA WineSpa to healing rituals based on phases of the moon at The Resort at Pedregal’s Luna y Mar.

The Spa at Esperanza remains the gold standard for resort-based spas, renowned for its expanxive relaxation facilities and signature Pasaje de Agua experiences. Suzanne Morel Face & Body Care, meanwhile, boasts the top mobile spa, delivering soothing services directly to clients in their homes, condos or rental villas.

Yes, Los Cabos also has its share of famous chefs now. Enrique Olvera is the most celebrated of the group, with two restaurants – Pujol in Mexico City, and Cosme in New York City – currently ranked among the 100 best in the world. Olvera’s Manta premiered at The Cape Hotel in 2015 and has been garnering rave reviews for its Pan-Pacific fusions and Land’s End views ever since.

Modern Mexican culinary master Richard Sandoval’s global collection of restaurants now includes two in Los Cabos: Toro Latin Kitchen & Bar and La Biblioteca de Tequila.

Famed French chef Jean-Georges Vongerichten has taken the steakhouse concept to another level at SEARED, a benchmark showcase for Kobe, Wagyu and other fine cuts at five-star One&Only Palmilla.

Sidney Schutte earned two coveted Michelin Guide stars while helming Librije’s Zusje at the Waldorf Astoria in Amsterdam, but his epic 17-course pairing menus now come courtesy of Cocina del Autor, the signature restaurant at the new Tourist Corridor based luxury resort Grand Velas.

The local record holder for Michelin stars, however, is Martin Berasategui, who has been awarded eight total, the most ever for a Spanish chef. His Gastrobar is a highlight of Paradisus Los Cabos, the post Hurricane Odile rebranding of the resort formerly known as Meliá Cabo Real.

These globetrotting superstar chefs aren’t in Los Cabos all the time, but each makes regular visits, and their quality standards have helped to raise the bar for the region as a whole.

San José del Cabo

San Jose del Cabo is a beautiful Mexican smalltown 25 minutes north of Cabo San Lucas . San Jose del Cabo is known to be called the more well-behaved little sister of the two cities in the Baja. While both are very beautiful, have amazing Baja beaches and snorkeling etc, San Jose Del Cabo has a much more relaxed atmosphere and perhaps has a more authentically Mexican feel. While Cabo is known for its world class fishing, San Jose is perhaps best known for its amazing Art community. Artist from across Mexico and globally have come here to open galleries and be part of this very exciting and growing community. This small town shines every Thursday (5-9pm NOV-JUNE) as it hosts an amazing Art walk right downtown amongst its gorgeous historical colonial architecture, 100s of artist and artisans display their wares on the street to be shown and purchased. The galleries for blocks around open their doors for tours. Live music can be heard playing on street corners, and the fresh smells of street food vendors, can be smelt everywhere Don't miss this exciting night in San Jose del Cabo After walking around viewing the Artwalk , be sure to stop in one of the many amazing restaurants San Jose del Cabo has to offer. I highly recommend La Lupita for authentic Mexican tacos, or right next store is Baja Brewing which besides amazing crafted beers, has also some of the best pizza in the Baja While at Baja Brewing , try and find the hidden speak easy which boosts exquisitely handcrafted cocktails - a mixologists dream. A few minutes' drive from the downtown Artwalk you can find, not 1 but 2 amazing farm to table restaurants, Flora Farms, and Acre, both have amazing reviews and are equally top notch I could literally go on forever about the amazing restaurants, family fun events, and activities San Jose del Cabo has to offer but you are just going to have to come and see for yourself You won't be disappointed

Finding the Peso

Where can I find pesos reliably?

That was one of the questions we often asked when my family first moved here. "Where can I find a safe and reliable ATM or currency exchange". So far the best method we have found is using ATM's located inside the grocery stores(Chedraui, Freskos, La Comer) along the transport corridor. These machines are frequently refilled and checked for security so rest assured. If you choose to use these machines make sure you decline the exchange rate. This will not cancel the transaction but instead it will charge you only the transaction fee and rely on your banks current rate to complete the exchange. We see an average ATM fee of 50-120 pesos, so if you see the fee is significantly higher consider finding a different machine.
